Good News / Mediocre News

The appraisal came back last week, over $75k above our purchase price!  Of course, we have to put quite a bit more into the work, but we are sooooo excited.  Kind of surprised that the appraisal listed the house's condition, including the roof, as "average," but hey, at least we don't have to slow things down to renegotiate with the bank or get something fixed before closing.

In other news, our lender called yesterday evening and our application is almost ready to be sent to the USDA.  They're taking about 18 days to process requests right now, so that will push back our closing to the first week of July (at least) --- BOOOOO.  Our options will be either to put our stuff into storage once our lease is up (but who wants to move twice?) or, as the lender suggested, ask if we can rent the property for a week or two, since they can supply some sort of loan guarantee letter.  That gets a little tricky since we're dealing with a bank, and not a person, but hey, it's worth a shot!  Even if we can't start working on the house, I'd love to be able to just throw our furniture in the garage!!!!  Soooooo as usual, keep those fingers crossed.  And in the meantime, since I don't have any new pictures of the house, please enjoy these baby hedgehogs instead!
